Founded in 2007 as MBM Metal, this company has quickly expanded beyond Northeast Texas since rebranding to 1845 Barndominiums.

Already with multiple Texas locations (Hallsville and College Station), they added a Clemmons location in 2024 to handle turnkey builds around North Carolina.

My partner and I were interested in working with 1845 to build our first home. After seeing the reviews and watching their Youtube videos, we were very excited to get started. We already had a piece of land and were loving the Barndo style and price point compared to a stick build. We live in North Carolina so we were working with Rob. Needless to say, it was not a good experience overall. The prices they list on their website are vastly different than what you get quoted. We were very interested in the goosebumps plan without the large shop, we just liked the layout of the interior. The price went from $145/sq ft to $220/sq ft by getting rid of the shop. That was quite a shock but Rob explained to us the reasoning and it made sense so we decided to continue working with them. I just wish they would make that information clear on their website. The main reason we ultimately ended up going with another company was because of the lack of communication. We went back and forth with Rob for several months attempting to get a generalized estimate of what our build was going to total to. We wanted to get the estimate ahead of time because we are in our 20s and this will be our first home so we didn't want to get in over our heads, pay the $2500 for the plans, and then not get approved for financing. We often gave Rob the benefit of the doubt when he would basically ghost us because we understood that we did not have any money in the game so we weren't a priority for him. Okay, I understand that. But this started even from the very first meeting we set up with him. He was 30 minutes late. The second meeting, he didn't even show up. And we realized over time that that became a pattern. We were constantly having to text him to ask for an update and a lot of the times, he wouldn't respond at all. Finally, we gave him one more chance and if he didn't respond in 2 weeks, we were going with another company. Surprise surprise, its been several months since then and he still has not reached out and even apologized. We are now in the process of our build with a local SC company and are much happier with them. I would not recommend going with 1845 (specifically in the SE area) unless you have money and time to waste.

I live in NC. Very disappointed in the responsiveness of the Southeast team. I was ready to say yes to building a barndominium but they went radio silent on me after visiting my lot, talking about all the marketing they’d do for the build etc. everything was awesome but I’m not in the business of tracking down people for updates.

Love the Raven floor plan, but wouldn't you think that if you're going to drop $345,000+ in their hands, the least they would do is return a phone call.

Edit, it had nothing to do with the question of redesigning our plans the last time. We assumed y’all wouldn’t since it was not in our agreement. That was totally fine.What was not was the fact that my wife and I are not home designers. We drew together “rough” drawings. We assumed that there would be some type of feedback with y’all. Kitchen should go here, bathroom here, etc. Three weeks later and absolutely no communication we get “final” drawings of the sketches we sent in. I assumed you would be able to realize that it was rough drawings. Then when I asked to get them redone y’all acted like it was our fault. That’s why we got upset.Pay the money and get an actual architect to draw up your plans. It’s twice as much but they will actually design a house and not just copy and paste some scribbles the you draw in 20 minutes.They may be great builders. I am not knocking that, just the design part I was not happy with.If you want custom plans do not work with these people. They outsource their plans and give no feedback on what should be done. We worked with Charlie downs. I had high hopes.

Love their designs and their videos of same. Would have ordered one but we live too far away. The fact that they will build as little or as much as we need and to our specs is great.

In response to the owners reply:Charlie, with all due respect, I've called twice and sent multiple messages to you. It took this review for you to be prompted to respond. You are clearly concerned about your public image and the image of your company, not your customer. Your company failed to provide the product it agreed to provide. Your company failed to follow instructions and I believe failed to communicate my concerns to the draftsman. I offered the solutions which fell on deaf ears. In each instance, it was as though I was not being heard and there was no review prior to sending drafts to me. Upon inquiry, I discovered the person I was working with was no longer with the company. After Michael left, you said you would be working with me to finish the project, but you refused to respond. There are clear and obvious problems in the plan you sent that should've never been created in the first place. With proper employee and product oversight, the issues could have been easily resolved, but that is your job, not mine. I went above and beyond to help your company help me. Your company gave up and failed to follow through, not me. Because of your lack of commitment, I now have to hire someone to finish the job your company was paid to do. When it finally came to a point of you going silent, you didn't ask for more money to complete the job, nor did you offer to refund part of the money for not completing the job. You simply quit. If you really think that was a good way to treat me or any customer, I'm blessed to discover it at the planning stage, rather than the building stage.

I fell in love with 1845 Barndominiums’s youtube channel. We ordered the little white farmhouse plans to use as our office space for our shops in Northern Michigan. Michael was super helpful and so kind and polite. We would absolutely do business with them again. The “Bobcat” plan is next on our list as as personal residence and we can’t wait. I don’t have photos yet as we just got our plans but will share them once it is built. Highly recommend. Great company! Great service!

My wife and I have shared a great experience working with Michael at 1845 Barndominiums on designing our new barndo. He has been very responsive and has given ideas and suggestions on our plans. After making revisions to the preliminary plans, he usually has the new drawings for review within a couple of days. The initial call to 1845 was very pleasant and informative when we had questions regarding the design of our home.

Do not let this company build your dream home. Highly disappointed with this company and their quality of work. My build has taken over a year and it is still not complete. The window seals are already growing black mold. They did not put a slope in my garage, and water is leaking into my house and has ruined thousands of dollars worth of baseboards. They did not install concrete flashing, therefore my house is not sealed. This company will go the cheapest route on everything and you will not get to see or keep the money they save. They installed an AC Unit way too small for my house. The size they installed was to heat and cool a 1500 SF home when our home is 2700 SF. They installed the wrong color windows. I never received all the screens for my windows. They stained my back porch and it is now ruined. My shower tile is about to fall off the wall. All the doors they installed are warped and won't close properly. My front door won't even shut and seal properly. Every cabinet in the house needs to be repainted. The paint is cracking. My master bath toilet does not work. They did not use enough screws when installing the metal siding and the screw patterns are off. The list could go on and on! Learn from my mistakes! DO NOT USE THIS COMPANY.
